Do you offer an automated leasing decision based upon our criteria and does it cost extra?
Yes, and there is NO extra cost for automated decisions.
Can we have more than one automated decision models?
Yes, you can build multiple custom automated decision models.
What are the different status levels in Rent Manager associated with your screening process?
The status items include: Not Screened, Screening Requested, Screening In Progress, Screening Completed, Decision (Approved, Approved with Conditions, Denied, Cancelled), Missing or Invalid Data (if a problem occurred in data transfer). These statuses appear in the User Defined Fields tab or if you import our custom Prospect and Tenant templates, they appear directly on the bottom of the General tab view.
Where will the application PDF be posted in Rent Manager?
Within the History/Notes tab in the “A” column.
Can you send declined/adverse decision letters to prospects?
Yes, we can. There is an additional fee of $3 to send these out on your behalf. Otherwise, we offer you the ability to generate and send HUD/FCRA compliant letters directly from our user interface on our website.
How do we get notified that an application has met our standard?
The automated decision is pushed to Rent Manager and exists on our website. You also receive an email notification that includes the decision.
How do we tell you to stop processing applications for a unit?
You can manually stop processing a file within our user interface, but not within Rent Manager.
How do you know that an application is for a cosigner?
This is tagged by Rent Manager. If you use our application portal, they identify themselves as a guarantor instead of an occupant. Many clients use a smaller screening package for guarantors.
What are your hours of operation and contact information?
How do supporting documents (eg proof of income etc) get posted to Rent Manager?
If you utilize our free application portal, the supporting documents are attached to the application form in the History/Notes tab.
Do credit reports post back into Rent Manager and if so, where?
The credit report is included within the body of our complete background check file, so everything is together (i.e. credit check, criminal check, address verification, etc.).
If an applicant asks for a copy of their credit report, will you send it to them?
Yes, but they can also access it directly.
Does Rent Manager's "Apply Now" system allow documents to be uploaded by the prospect (e.g. proof of income) and do these push to your system?
While we don’t control or determine what the Rent Manager application portal is capable of, if it does allow for attachments our API is able to pick them up.
